🏡 Breathing Room in the Market: A Grand Rapids Real Estate Update (June 2025)

If the real estate market had a tempo, right now in Grand Rapids it would be… steady.

Not racing. Not stalling. Just moving with quiet purpose — a lot like the woods I walked through while recording this month's update.

In May 2025, we saw 1,111 homes go pending in the Greater Grand Rapids area — a 17% jump from May of last year. That tells me something simple but important: buyers are back.

At the same time, 1,130 homes were available for sale, compared to 1,022 last year. And new listings reached 1,344, up from 1,284 last May. Inventory is rising just enough to give buyers more choices — without tipping the market toward oversupply.

What does this mean for you?

It means we’re in a healthier, more balanced market than we’ve seen in years.

  • It’s not the frenzy of 2021.

  • It’s not the uncertainty of late 2022.

  • It’s a moment with breathing room — for buyers and sellers alike.

Nationally, the narrative sounds different. Some areas are seeing a surge in listings without enough buyer interest to match. But here in West Michigan, homes are still moving — and they’re moving well. Many sell quickly, with smart pricing and strong presentation.
