The Kent County housing market keeps moving, and August gave us three clear takeaways you’ll want to know about if you’re thinking of buying or selling this fall.

1. Average Sale Price Continues to Rise

The average sale price in Kent County climbed to $403,000 in August, up $3,000 from July. While that might sound like a small bump, it keeps us close to record highs and shows that demand for homes in West Michigan remains strong.

2. Balance Is Slowly Returning

After years of frenzy, the market is starting to breathe again.

  • Days on market are creeping up slightly, giving buyers more time.

  • Inventory is slowly building, providing more options.

  • Mortgage rates around 6% might feel high compared to recent years, but historically that’s an average, not an outlier.

3. An Oddball Find: The Cinnamon Bun House

Real estate isn’t all numbers—it’s also about the unique homes that make Michigan special. One of the most talked-about listings right now is the Cinnamon Bun House in Kalamazoo. Built in the late 1970s, it’s made of seven connected domes and looks like a giant pastry swirl from the sky. Listed for about $1.9 million, it’s one of the quirkiest properties in the state.
