Homes are taking just a touch longer to sell, with the average days on market now at 28 days, up by about one day compared to September.This kind of shift is normal for fall in West Michigan. Summerās energy fades, showings slow slightly, and buyers get a bit more breathing room.
The good news? Well-presented homes in desirable areas like East Grand Rapids are still attracting strong interest and going under contract quicklyāespecially when priced correctly from day one.
š Price Drops: 33.6% of Homes Adjusted
Statewide, 33.6% of homes in Michigan saw a price drop last month, up nearly a full percentage point from last year.That doesnāt signal panicāit signals realism. Sellers are simply adjusting to a more balanced environment after years of intense competition.
This fall, pricing strategy matters more than ever. With more options on the market, todayās buyers are discerning. Sellers who start with accurate, data-backed pricing are still seeing success (and avoiding those mid-listing price cuts).
š° Sold Over List: 34.6% of Homes Still Went Above Asking
Even with more price adjustments, 34.6% of homes still sold for over list price, though thatās down 2.5% year over year.That tells us something important: the market hasnāt lost its energyāitās just normalized.
Homes that show well, are move-in ready, and are priced appropriately continue to draw strong offers, sometimes multiple, within days of listing.
